Home Seller’s Information

The appearance of your home, a buyer’s first impression, and other considerations can also affect the sale of your home. Have you considered that home prices in your neighbourhood and the value of your property are also factors used for pricing your home?

When selling your home, there are no guarantees that a buyer will simply walk through the front door. In many cases you may have to bring your home to the buyer. Effective marketing will help ensure that your property receives maximum exposure to attract a ready, willing and able buyer.

Common Home Seller’s FAQs

We will review recent sales of homes in and around your neighbourhood to get an idea of what your home would sell for. Many things can affect the value of a property: location, size of the lot, age and size of the home, amenities in the area and interior and exterior finishes. All these factors will be considered for us to come to an agreed upon market price.

Using professional Realtors such as The Twin Team to sell your home is the best decision you can make. We have extensive knowledge of the local Real Estate market, market conditions, and neighbourhood influences that can affect the value of your home. We will determine the best sale price for your home and always negotiate top dollar for you.

We will guide you through every step needed to help you get top dollar for your home. We have a vast database of professionals to help you get your home ready, from painters and contractors, home stagers and cleaners.

No! Buyer’s want the freedom to view your home with their realtor and to speak freely. Also, if you’re there they will more than likely ask you questions which could affect the negotiations. We always ask the other Realtor for feedback and will share it with you when we receive it. This presents a great chance for you to get out of the house for awhile!

The fee paid to Realtors is part of the purchase price and is paid on closing by the Seller’s lawyer. A portion of that fee is paid to the Buyer’s Realtor.  This would be discussed before any contracts are signed.

You only get one chance to make a first impression, so you want to make it a good one. A few things we recommend are making sure your home is clean, tidy and smells fresh. New paint will brighten the place up, but make sure it’s not an overbearing colour. Be sure any repairs that are needed are complete. We will go through your home and property with you to be sure it shows its absolute best! We also provide the services of a staging consultant and professional photographer.

We are a very knowledgeable and experienced team. This is not a part time job for us…this is our only job and our passion. We will deliver on the promises made and provide you top notch service.  We will be kind but truthful with you. References are available upon request.

The Twin Team will pull out all the stops to get your home exposed to the broadest market. Marketing the home is more than just putting up a For Sale Sign. We will advertise your home before it is even on the market through networking and communicating with buyers we are working with. We will market through social media, websites, snail mail and word of mouth.

Traditionally, the busiest market is the spring and then followed by the fall.  However, Ottawa has a strong government population and is the most stable market in Canada, creating home selling opportunities all year round.

When selling a home, it’s important you disclose to potential buyers anything you are aware of in your home.  Nobody likes “getting the raw end of the deal” when it comes to buying a home, car, or anything for that matter.  If you’re aware of defects with a roof, appliances, or home in general, you’re always going to be better off being honest and upfront.  If you’re aware of defects, whenever possible, fixing them before going on the market is best.  This can avoid potential issues and/or lawsuits once your home is under contract, after inspections, and even years after you have sold your home.
